Baccarat Maldives occupies five interconnected islands in the South Malé Atoll, a short boat transfer from Velana International Airport. The masterplan balances private residential enclaves with a fully managed resort environment — arrival by marina, a calm lagoon setting, and a clear separation between homeowner areas and shared amenity.

The intent is a place that is genuinely private without being isolated: staffed and serviced, but shaped so that daily life for owners feels closer to a home than a hotel.

04Private-island mansions

For a select few, an island of their own.

A very small number of ultra-private mansions are offered by special request only. Source documents describe both 5- and 7-bedroom versions on a private-island / peninsula setting, confirmed case-by-case with the developer.

Common features across the mansion collection: ~2,000 sqm internal area across two levels, staff accommodation, formal and informal dining, a show kitchen, a ~170 sqm wellness suite, a cinema room, lift, a ~30 metre private lap pool with additional pools, dedicated buggy parking and private staff quarters.

05Design & heritage

By Baccarat. Masters of light.

Baccarat, founded in 1764, brings a design language built on light, crystal and reflection. Architecture is by HKS Architects, interiors by 1508 London, lighting by L'Observatoire International and landscape by Topo Design Studio. The Crystal Garden art installation is associated with Marcel Wanders. The resort is operated by SH Hotels & Resorts, an affiliate of Starwood Capital Group.

01 · Unit & plot

Confirm exact position, orientation, net internal area, plot boundary, pool size and furniture specification against the latest brochure. The Phase 1 price list and unit brochures show small discrepancies on pool and built-up area figures that should be reconciled before any offer.

02 · Commercial terms

Payment schedule: 10% on reservation (non-refundable after 30 days), 25% on SPA signing, 20% on foundations, 30% on roofing, 15% on handover. Purchase currencies accepted: USD, EUR, AED and GBP. Prices remain subject to change.

03 · Legal structure

Sub-leasehold (strata) title, not freehold. Head lease runs to 2065 with a pre-agreed 50-year extension giving an effective tenure of ~90+ years. If not extended, the property ultimately reverts to the Maldivian government — conceptually similar to UK leasehold reversion.

04 · Operating costs

1.5% annual service charge (of which 0.5% is a sinking fund). Building and contents insurance is shared with the developer per the SPA. Utilities, F&B and additional services are billed separately.

05 · Usage & rental

Owner use is unrestricted outside a small number of designated peak periods (cap to be confirmed). The rental programme is optional and discretionary via SH Hotels & Resorts, with no guaranteed yield — the developer's own marketing projection is ~8% p.a. average over 10 years assuming ~42 owner-use days/year (the developer's figure, not EGRE's, and not a guarantee). 10% management fee off the top; remainder split 50/50 owner/resort, paid semi-annually in USD.

06 · Assignment & exit

Source documents do not disclose a specific resale fee, process or timeline. Resale prior to handover is described only as 'subject to certain conditions and approval from the developer'. Full terms should be confirmed against the SPA and reviewed with EGRE before purchase.

Tax note · Maldives

0% GST on purchase currently (subject to change). Rental income carries 16% local Tourism GST plus a 10% withholding tax. A 10% capital gains withholding tax applies to the gross resale price for non-resident sellers, reconcilable against actual gain. No Maldives inheritance tax. EGRE does not provide legal, tax or financial advice and directs buyers to qualified independent advisers on all such matters.
